Affordable prefab housing is coming to La Rédemption

La Rédemptionis one of the 17 municipalities in the 478-unit affordable prefab housing contract carried by the Société de développement de l’Est, reported by La Presse in August 2026 — one of the largest contracts of its kind in Quebec history, according to the people behind it. On average, each participating municipality will receive 24 of these units. The municipalities provide the land, Quebec and Ottawa provide financing, and the six-unit buildings are assembled from modules built in Quebec factories. First deliveries are expected from spring 2027. Our article breaks down the structure, per-door costs and selected manufacturers.

Modular construction in La Rédemption

Building in La Rédemption means dealing with the Bas-Saint-Laurent climate. That is exactly what factory fabrication avoids: modules are built indoors, without weather interruptions, then transported and set on a permanent foundation. Most of the work is already done by the time your lot becomes a job site.

On top of the building price, a project in La Rédemption carries off-factory costs: the land, the foundation, the connections — water and sewer, or well and septic depending on the sector — and module transport. That total is what you should compare from one builder to the next. On a permanent foundation, the home then finances like any other property.

Permits and regulations in La Rédemption

La Rédemption's zoning dictates where and how the home can be sited (setbacks, height, placement), and a municipal permit is required before work begins. The Quebec Building Code (RBQ) applies to the whole project; the factory-built portion is governed by CSA A277 certification, while the foundation, connections and assembly are inspected by the municipality.

Check zoning rules and permit applications directly with the municipality: www.municipalite.laredemption.qc.ca.

Frequently asked questions

What is the real cost of a modular home in La Rédemption?
Cost depends on the finish level (shell or turnkey) and the off-site costs specific to La Rédemption: land, foundation, connections and transport. Use our calculator for an estimate, and always compare the total project cost — not just the factory price.
Can a modular home go up in La Rédemption without a permit?
A municipal permit is mandatory, as for any construction, and the project must comply with the Quebec Building Code (RBQ). Zoning, setbacks and height are set by La Rédemption itself: check those rules with the municipality before committing to anything.
Is the modular approach a good fit for a project in La Rédemption?
Yes, especially for a residential project on private land in the La Mitis MRC. The home is factory-built away from the weather, then assembled on a permanent foundation, which limits time on site and weather exposure.
