How Much Does a Modular Home REALLY Cost in Quebec in 2026?
In short — The "real" cost of a modular home in Quebec is not the price the manufacturer advertises — it is the total project cost: the house out of the factory plus the land, foundation, hookups, transport, exterior work and municipal fees. The factory price can be a large share of the total, but rarely all of it. Always think in total cost.
"How much does it cost?" deserves an honest answer, and the honest answer starts with a warning: the number you see in advertising ("from $X") is almost always the factory price, not the cost of moving in.
The total cost, item by item
| Item | What it covers |
|---|---|
| House out of the factory | Structure, envelope, finishes depending on the formula |
| Land | Purchase, sometimes servicing |
| Foundation | Depends on soil, slope, basement |
| Hookups | Municipal water/sewer or well + septic system |
| Transport and crane | Depends on distance and site access |
| Exterior work | Driveway, grading, landscaping |
| Municipal fees | Permit, welcome tax, etc. |
It is the same tally our reference page details in price of a modular home in Quebec — and the classic "turnkey" pricing trap is covered in what the price really hides.
What moves the total
- The formula: shell / ready-to-finish (lower factory cost, finishing left to do) vs turnkey.
- The site: difficult soil, a slope or complicated access drive up the foundation and lifting.
- The region: no municipal water means a well + septic system to budget.
- Finishes and allowances: undervalued, they inflate the final bill.
Worth remembering — To compare two projects honestly, bring them back to the total turnkey cost on your lot, not the factory price. It is the only basis of comparison that does not lie.
Why say "2026"
Construction costs move (materials, labour, interest rates). A serious pricing page states the year and the update date, and relies on recent data rather than frozen numbers. Be wary of a "definitive" amount with no date. To place these costs in market context, our factory-built home trends for 2026 round up what is moving this year.
The cost people forget: time
Modular often moves move-in day forward by several months. For anyone paying rent or interest in the meantime, that gain has real value — a "negative cost" to factor in. The comparison over time is detailed in modular vs traditional over 10 years.
